Some Lenders Help Tainted Credit Borrowers Obtain Home Financing

Having charge-offs, collections or tax liens or a history of foreclosure and bankruptcy in your credit report does not stand in your way for getting a bad credit loan for home purchase, refinance or even cash out of your current home. Of course, you must meet the specific guidelines for bad credit loan approval by the lenders specialized in the credit-damaged borrower. The lenders categorize borrowers after assessing the credit risks in each case.

You are considered an A borrower, if the property checks out and you have sufficient income, impeccable credit and the required down payment. An A borrower can get a mortgage bad credit loan from any lender. Even if you fall short in one of the above areas and other areas compensate for the shortfall, you are still considered an A borrower. If borrowers exceed the required monthly debt-to-income ratios (28% housing debt and 36% combined debt), they can make up by offering a large down payment. Minor credit blemishes are also overlooked with a proper explanation such as job transition or medical problems. A delay of 30-60 days on one credit card payment is generally accepted by a lender.

Bad credit loan lenders categorize the other borrowers with more serious marks against their credit as under:

A-Minus Credit
If within the last two years, you had charge-offs, or collection accounts, of minor amounts (e.g., less than $500 in all), a bad credit loan lender would accept it and also disregard medical bills, including hospitalization and clinic visits. The lender would not allow more than two 30-day or one 60-day late payment on revolving or installment credit.

B Credit
Lenders allow up to four 30 days late, or up to two 60 days late within the last 18 months or one 90 days late payment in the last 12 months. Charge-offs, or collection accounts, that are isolated, insignificant, and less than $1,000 in all are acceptable. Outstanding collection accounts less than four years old must be paid. Bankruptcy or foreclosure that had been discharged or settled previous to the 18-month time frame is allowed.

C Credit
You are not allowed more than six 30 days late payments, three 60 days late payments, or two 90 days late payments within the last 12 months. There is a limit of $4000 on open collections accounts and charge-offs, which must be paid in full. Bankruptcy or foreclosure that had been discharged or settled in the last 12 months is acceptable.

D Credit
This category is for bad credit loan borrower with a history of occasional disregard for timely payment or credit standing. Open collections accounts, charge-offs, and judgments must be paid through bad credit loan proceeds. If bankruptcy has been filed and discharged or if previous home has been foreclosed and settled prior to the last six months, it will be acceptable but mortgage payments cannot be longer than 90 days past due.

The above are mere guidelines and there are no hard-and-fast rules of categorizing a borrower. It all depends on the degree of subjectivity involved in underwriting and on the lender's willingness to commit funds.

Down Payment Requirements Are Being Reduced
Generally the borrower has to provide an equity of 20% or make a down payment of this amount. You might find a company that will lend more.

A-minus and B-credit borrowers are allowed to allocate 50% of their income to pay for combined monthly debt, which may increase to 60% in some cases. Regarding proof of income, some bad credit loan lenders have stated income programs, which do not require tax returns, W-2s, or pay stubs, but may require up to 6-month bank statements to verify income activity.

Borrowers with bad credit can expect to pay higher than market interest rates for bad credit loan. You can, however, look around and find a lender to get appropriate financing.
