Canadian Home Loans

A mortgage loan is a crucial aspect of buying a home. It is important that everyone have this opportunity to improve his or her circumstances. In Canada, until recently, for First Nations living on the reserves, obtaining a Canadian loan to build, renovate or buy a home on reserve lands has required a Ministerial Loan Guarantee, but there is new program being piloted through the CMHC which may make that process easier.

Due to the laws around reserve lands, they cannot be mortgaged; so the CHMC provides an equivalent through the On Reserve Homeownership Loan Insurance Pilot Product. This allows for a home loan to be obtained without an MLG.

As this is a pilot project, it is not open to everyone, but qualifying First Nation communities will be able to facilitate the process of providing insured mortgage financing to band members who meet the eligibility requirements through approved lenders. Certain specific criteria apply to obtaining this type of loan and not everyone will qualify, but it is another option in the field of home buying and improvement.

With this loan, as with any other, before making any application, the prospective borrower should do research to do determine what she is able to afford. If her debt to income ratio is sufficient to apply for the amount necessary to purchase a new home or renovate an existing one, the next step is to determine what interest rate and repayment plan her credit rating will qualify her for and if this is the right step for her.

A home loan is vital to getting or renovating a home, but if the borrower cannot afford the requisite monthly payments, this may not be the best time to borrow. The determination of whether the monthly payments will be manageable is made based, among other things, upon the lendee’s credit rating.

This rating helps the lender figure out what the likelihood is of the borrower paying back the loan in a timely fashion.

This information, in turn, is crucial in figuring out how much will be lent and at what interest rate. For this reason, a prospective homeowner, as well as someone looking to renovate, should have as much information as possible about her own finances and financial capabilities before going in to ask for money.
