Actual mortgage rates are determined by supply and demand. But it is very different from the interest rate equation, hence making the rise and fall of the mortgage rates different from other rates.

Consumer Considerations
The situation turns critical for you when you are about to step in into your new home but are still uncertain about mortgage rates. The best thing to do is ask the lender to fix a rate for you, so that at the time of the fall in the interest rates, you pay lower rates. But there is always an air of uncertainty that pervades you. So it is better to refinance only if your mortgage rates drop by at least two percentage points from the current mortgage rate.

In the case of refinancing, consider whether you can recover the amount invested in the transaction procedure. Discuss all the pros and cons of refinancing with your lender. Go for mortgages with lower interest rates rather than higher ones.

Lower interest rates often cause the stiff competition among the lender, thereby bringing down current mortgage rates.
