Loan Servicers Becoming More Accessible
Have you ever tried to contact your mortgage loan servicing department? Chances are that it was a frustrating experience that included automated voice prompts, redirecting your call to different departments, and in the end your question may have never been answered. In today’s mortgage market, with a record number of homes in foreclosure and a growing of borrowers falling into default, the ability to contact a loan servicer is becoming more and more important.
A loan servicer’s job is to work with borrowers to find ways for them to continue making loan payments. This often includes modifying the terms of the loan and setting up new payment schedules for borrowers. Lenders need homeowners to keep making payments because foreclosures are a huge burden for banks, whose balance sheets are a mess after the housing turmoil of the last year.
Several banks, including JP Morgan Chase, have decided to put loan servicers into their bank branches, allowing customers to walk in and sit down with someone that can actually help them on their loan. This should cut down on the frustration that often comes with trying to track down someone qualified to discuss your loan with you.
Some banks are not permanently inserting representatives into bank branches, but they are holding periodic events where borrowers can come to a centralized location to receive help from a loan servicer.
Meeting face to face with a loan expert that understands your loan program and can speak for the bank in negotiating new terms is a big improvement for borrowers looking for help, but it’s important to remember that loan servicers are not miracle workers. They will do what they can to get borrowers into a situation that works, but they can only do so much. Borrowers still have the responsibility to make every effort to adhere to the terms and conditions of the loan.
